Depending on availability, once your application has been submitted along with all supporting information and any required fees, in most cases you should typically hear about your status within 48 hours. Please note that if you are applying for project based subsidized housing, there is a great need for affordable housing and the majority of our properties have long waiting lists and extremely limited availability. Please call the property staff directly for questions regarding waiting lists.

Alpha Management accepts all applications for housing. However, we must assess for evictions and other background reference information. Please refer to the individual property’s Resident Selection Criteria for detailed requirements around evictions. Alpha Management’s policy is typically no evictions within the past five years.

Yes. We require current tenants to assist in showing a property during their final month in an apartment; however, sometimes this can be difficult to coordinate. Please be considerate of the current resident when viewing the apartment. But remember, the apartment may not be in rent-ready condition, and you may want to wait to see it after we have it ready. Alpha Management is committed to ensuring that all of our apartments are clean and in good repair before a new tenant moves in.
Leases are typically 12 months in length. Occasionally a lease can be shortened or extended. Check with our property manager for details.
No. Until your application is approved, all offers to rent will be considered. However, after you sign a lease, that apartment will be taken off the market.
Once you are approved, a vacant apartment can usually be held for up to 1-2 weeks. However, this may vary depending on the apartment. Call our office for details on a specific apartment.

We usually only take co-signers when the applicant has insufficient credit history or earning power to pay the rent.
If you are self-employed you will need to provide tax returns including all Schedules for the past 2 years.
If it is determined that you have poor credit, Alpha Management may under certain circumstances rent to you. In order to accept your application, Alpha Management may among other conditions, require a larger security deposit.
Depending upon the circumstances, Alpha Management may rent to you if you’ve had a bankruptcy or eviction but not both. Bankruptcies must be discharged and the eviction satisfied or the application will be automatically denied. However, it is important that after either the bankruptcy or the eviction, there needs to be a history of good rental payment. In addition, Alpha Management may ask for a security deposit of up to 1.5 times the current monthly rent of the rental unit.
We will call you once your application is completed. We know the rental process can be nerve racking at times and we appreciate your patience while your application is being processed.
Once you are approved, we’ll contact you to arrange payment of your Security Deposit to hold your apartment, and to schedule the lease signing and move-in date. You will also need to begin move-in preparations like getting the utilities switched into your name.

Appliances will vary depending on the apartment. Most apartment rentals include a stove and refrigerator. Some apartments provide dishwashers, while some offer washers and dryers. Check our leasing office for details on a specific apartment.
While the apartment itself is insured against fire, flood, storms, etc. your personal belongings are not. We strongly encourage all our residents to obtain renters insurance from their local agent. We can provide you with several agents in the area that offer renters insurance.
We want you to be satisfied with your new apartment. If you have any concerns, please make them known immediately. It is our sincere desire to resolve any issues that may arise.
Each community has its own pet policy. Please contact our office directly for more information. Service animals are allowed at all Alpha Management properties in compliance with the Americans with Disabilities Act and as further defined under the Act.
We require a $150 non-refundable pet fee per cat and $25 – $50 pet rent per pet depending on the size of the pet.
In most cases, no more than 2 cats are permitted in each apartment.
Not disclosing a pet at the time of the lease or in the future as the case may be produces expensive and severe consequences. When a non-disclosed pet is discovered (and it always is) it voids the lease and causes the forfeiture of your entire security deposit. It is critical that all pets obtain prior approval.

The security deposit is refundable. The security deposit refund is subject to the condition the property is left in. Any maintenance needed will be charged to the deposit.
No, the tenant is always responsible for the utilities except in a few isolated circumstances a property may include some part of utilities. Refer to the listing details or speak with an agent for any questions.
After you have returned the keys to to our office we inspect the apartment usually with-in 24 hours. You can choose to be present at the inspection but it is not necessary. We will then send all or part of deposit to your new address with-in 30 business days depending on the condition you leave the property in and whether any outstanding balances remain open on your account.
