What types of housing does Alpha Management provide?
Alpha Management provides a variety of different affordable housing options, but our main types of housing include multifamily, senior (age 62+) and people with physical and other impairments.

Does Alpha Management provide emergency housing or temporary housing?
Alpha Management does not provide emergency housing or temporary housing.

How do I apply for housing?
Each Alpha Management property has its own application process. If you or your family would like to rent an apartment at one of our communities, please call our Main Leasing Office directly at 207-883-5505. When you call, the property staff can answer questions regarding apartment availability, rent, income requirements or restrictions and how to obtain an application for housing.

How do I qualify to live at an Alpha Management property? What are the minimum requirements?
Each Alpha Management property has its own qualification criteria. You can call and discuss the qualifications with the property staff.

How long will it take to see if I have been approved to become a resident at an Alpha Management property?
Depending on availability, once your application has been submitted along with all supporting information and any required fees, in most cases you should typically hear about your status within 48 hours. Please note that if you are applying for project based subsidized housing, there is a great need for affordable housing and the majority of our properties have long waiting lists and extremely limited availability. Please call the property staff directly for questions regarding waiting lists.

In what communities are your properties located?
Currently, our properties are located in Saco, Old Orchard Beach, Scarborough, South Portland and Rockland, Maine.

What is the cost to rent an apartment from Alpha Management?
Rents vary and are different at each property. Depending on the property, rents range from market based prices to income based rents. You can contact our office directly for more information about rent prices.

Are your apartments accessible?
Alpha Management operates many barrier-free properties which provide accessible, affordable housing for physically disabled residents in an independent living environment. Many of our properties have apartments specifically designed with accessible features. Please contact our office directly for more information about accessibility options.

Can I apply for housing if I have been evicted?
Alpha Management accepts all applications for housing. However, we must assess for evictions and other background reference information. Please refer to the individual property’s Resident Selection Criteria for detailed requirements around evictions. Alpha Management’s policy is typically no evictions within the past five years.

Can I apply for housing if I have been convicted of a crime?
Alpha Management accepts all applications for housing. However, we must assess for serious crimes. Please refer to the individual property’s Resident Selection Criteria for detailed requirements around serious crimes.

Does Alpha Management provide financial rental assistance for non-Alpha Management properties?
Alpha Management does not provide financial rental assistance, however certain communities have project based rental assistance programs so please contact our leasing office directly for more specific information.

What are your Office hours?
We are open 8:30 a.m. to 5 p.m. Monday through Friday. We are closed on all major holidays.

When should I begin looking for an apartment to rent?
You should start looking about 1-2 months before you need to move. Many of our available apartments are still occupied while others are vacant. We can’t hold a vacant apartment for long periods of time, however, we can take applications on occupied apartments.

How do I see inside of an apartment that I’m interested in?
Please call our office and we will arrange for you to view the interior of our apartments.

Can I arrange to see a rented apartment?
Yes. We require current tenants to assist in showing a property during their final month in an apartment; however, sometimes this can be difficult to coordinate. Please be considerate of the current resident when viewing the apartment. But remember, the apartment may not be in rent-ready condition, and you may want to wait to see it after we have it ready. Alpha Management is committed to ensuring that all of our apartments are clean and in good repair before a new tenant moves in.

How long are your leases?
Leases are typically 12 months in length. Occasionally a lease can be shortened or extended. Check with our property manager for details.

Does my application take the apartment off the market?
No. Until your application is approved, all offers to rent will be considered. However, after you sign a lease, that apartment will be taken off the market.

How long can an apartment be held for me?
Once you are approved, a vacant apartment can usually be held for up to 1-2 weeks. However, this may vary depending on the apartment. Call our office for details on a specific apartment.

Can I submit an application on an apartment that I have not seen?
Yes. Many of our advertised apartments are still occupied and not ready to be shown. If you see an apartment that is still occupied, you can submit an application conditional on your acceptance of the apartment.

What documents do I need to submit with my application?
Providing the correct documents with your application greatly speeds up the process. Please include the following:

  • Recent pay stubs
  • Photo ID
  • Documents supporting other sources of income including Social Security, Disability, Child Support, etc.
  • Copies of any satisfied court judgments which may still appear on your credit report
  • 2 years tax returns (self-employed only)
How can I obtain a copy of my credit report?
You can obtain a copy of your credit report at or (800) 366-6573

Do you take co-signers?
We usually only take co-signers when the applicant has insufficient credit history or earning power to pay the rent.

I’m self-employed. What do I need to provide with my application?
If you are self-employed you will need to provide tax returns including all Schedules for the past 2 years.

How long does it take to get a response after I turn in an application?
If coming to our office to submit your application presents a challenge, you can either fax or e-mail signed copies to us. Please call and confirm that we have received it. However, we cannot process the application until the application fee for each applicant is paid. At this time, we are unable to accept payments online.

What if I do not have good credit?
If it is determined that you have poor credit, Alpha Management may under certain circumstances rent to you. In order to accept your application, Alpha Management may among other conditions, require a larger security deposit.

What if I have a bankruptcy or a prior eviction?
Depending upon the circumstances, Alpha Management may rent to you if you’ve had a bankruptcy or eviction but not both. Bankruptcies must be discharged and the eviction satisfied or the application will be automatically denied. However, it is important that after either the bankruptcy or the eviction, there needs to be a history of good rental payment. In addition, Alpha Management may ask for a security deposit of up to 1.5 times the current monthly rent of the rental unit.

How do I know if I have been approved?
We will call you once your application is completed. We know the rental process can be nerve racking at times and we appreciate your patience while your application is being processed.

What do I do after I am approved?
Once you are approved, we’ll contact you to arrange payment of your Security Deposit to hold your apartment, and to schedule the lease signing and move-in date. You will also need to begin move-in preparations like getting the utilities switched into your name.

When is the rent due?
All rents are due on the first day of the month.

Which appliances are included?
Appliances will vary depending on the apartment. Most apartment rentals include a stove and refrigerator. Some apartments provide dishwashers, while some offer washers and dryers. Check our leasing office for details on a specific apartment.

Is insurance provided?
While the apartment itself is insured against fire, flood, storms, etc. your personal belongings are not. We strongly encourage all our residents to obtain renters insurance from their local agent. We can provide you with several agents in the area that offer renters insurance.

What if I have some concerns about the apartment I’m interested in?
We want you to be satisfied with your new apartment. If you have any concerns, please make them known immediately. It is our sincere desire to resolve any issues that may arise.

Do you allow pets?
Each community has its own pet policy. Please contact our office directly for more information. Service animals are allowed at all Alpha Management properties in compliance with the Americans with Disabilities Act and as further defined under the Act.

Do pets cost extra?
We require a $150 non-refundable pet fee per cat and $25 – $50 pet rent per pet depending on the size of the pet.

How many pets are allowed?
In most cases, no more than 2 cats are permitted in each apartment.

What happens if I do not disclose a pet?
Not disclosing a pet at the time of the lease or in the future as the case may be produces expensive and severe consequences. When a non-disclosed pet is discovered (and it always is) it voids the lease and causes the forfeiture of your entire security deposit. It is critical that all pets obtain prior approval.

Is the $35 application fee per applicant or per apartment?
The application fee is per each applicant over the age of 18.

What are my total move-in costs?
Your move-in costs will typically consist of:

  • Prorated first month’s rent
  • Your security deposit
  • And, if applicable, any required pet fee
Is the security deposit refundable?
The security deposit is refundable. The security deposit refund is subject to the condition the property is left in. Any maintenance needed will be charged to the deposit.

Are utilities included in the rent?
No, the tenant is always responsible for the utilities except in a few isolated circumstances a property may include some part of utilities. Refer to the listing details or speak with an agent for any questions.

Do you take credit cards?
At the present time, we do not accept credit and debit cards nor do we accept ACH or credit or debit card payments for move-in funds or monthly rent.

Who do I call to take care of maintenance and repairs?
All maintenance and repairs need to be submitted in writing to Alpha Management or called into our office at 207-883-5505. When you call in a request for service, it is recommended that you give as much detail regarding the problem and phone numbers where you can be reached. Our office will give this same information to a repairman or technician. Our phones are answered 24 hour a day for emergencies.

When I move-out, when will I get my security deposit back?
After you have returned the keys to to our office we inspect the apartment usually with-in 24 hours. You can choose to be present at the inspection but it is not necessary. We will then send all or part of deposit to your new address with-in 30 business days depending on the condition you leave the property in and whether any outstanding balances remain open on your account.
